Before joining Base Camp Country Real Estate a year ago, I spent the prior two years with another agency primarily selling homes. It was a wonderful learning experience and something I needed to do to get to know the industry better. Those two years were spent learning from some of the best in the business and I am very grateful for what they taught me. Since making the move to BCCRE nearly a year ago, my focus has shifted more toward land sales which is my passion and what I absolutely love — but that doesn’t mean I’ve left home sales behind. 💰Here are the most common financing options available for vacant land: 💰
✅ Traditional Land Loans ➡️ Banks and credit unions often provide land loans but may have stricter terms. While you can get lower interest rates, you’ll face higher down payments and shorter repayment periods.
✅ Seller Financing ➡️ In this arrangement, the seller acts as the lender. This can be more flexible but may come with higher interest rates.
✅ Government Programs ➡️ Programs like USDA loans offer low-interest financing for rural land purchases. These programs have specific eligibility requirements, often focused on rural and agricultural land.
✅ Home Equity Loans or HELOCs ➡️ If you already own a home, using a home equity line of credit or a loan can be a good way to finance a land purchase.
✅Personal Loans ➡️ Personal loans may be an option for smaller land purchases, but they tend to have higher interest rates and shorter terms.
